What is a digital twin of a home?

A digital twin is the industry term for what a 3D tour creates: a complete, walkable virtual copy of the property. Buyers move room to room on their own, at any hour, as many times as they like — which is why it matters most for out-of-town buyers and higher price points.

How much does a 3D virtual tour cost?

A standalone 3D virtual tour is $250 for anything up to 2,000 sq ft, then rises with size to $950 for a 15,000 sq ft home. It is priced on square footage alone — what the house is listed at does not change the scan. Inside a package it costs less, from $150, because the visit is already happening — it's included at no extra charge on both the Premium and Estate packages.

Are 3D virtual tours worth it for a listing?

Research commissioned by Matterport and carried out by Texas Tech University researchers across more than 143,000 MLS listings found homes with a 3D tour sold up to 31% faster and for up to 9% more than comparable listings with photos alone. Only about 22% of listings currently include a 3D tour, while roughly 88% of sellers say they prefer an agent who offers one. Is a 3D tour included in any package?

Yes. The 3D tour is the default included item on the Premium package. If a walkthrough or premium video is added on top, the tour still stays the free one. Estate includes both the tour and video at a flat rate.
