A $1.4M North Shore listing is not sold by the photographs, but it is very often skipped because of them. Buyers at this level scroll a great many houses and book very few, and the ones they book look effortless on a phone screen.
The houses make that harder than it sounds. Deep lots and old canopy put front elevations in shade through the middle of the day, and pre-war interiors run warm lamps against cool glass. Shot in a hurry, these homes photograph darker and smaller than they are.
So the shoot is planned around the house rather than fitted into a gap: exteriors timed for the light they need, interiors blended by hand, and everything back the next morning.

- Skipped, not rejected. At this level a weak gallery loses the showing before anyone forms an opinion of the house.
- Canopy sets the schedule. Midday shade through mature trees is the one thing a bracketed exterior cannot rescue.

A 3,600 sq ft home listed around $1,400,000 comes to $810 for Essentials, $1,315 for Premium and $2,390 for Estate. Price scales with list price and floor area, so a smaller listing costs less.

Is there a travel charge for the North Shore?
